Please remember these safety tips this Christmas season.

If you have a real tree, please keep it watered so it will not dry out and create a potential fire hazard.

Check all lights and extension cords for integrity, again so that a potential fire hazard dos not exist.

If you are partaking in any alcoholic beverage's, make sure that your enjoyment does not turn out to be someones loss.

Recently our agency was able to discover that 44% of the current real estate market is comprised of vacant, foreclosed or rental income properties. I just completed an extensive course on insuring these types of properties, and can write as many 1-4 family properties as need be on one policy with one company with various billing options. I can custom tailor a program specifically to meet a clients needs, even if the exposure changes IE: purchase vacant or foreclosed property with intention of rehabilitating and selling or renting within two years.

October is a GOOD time to have your furnace checked so that you are guaranteed heat in the winter months and you avoid a potential higher risk of carbon monoxide poisoning. The cost is minimal especially when it comes to protecting your family and property. It takes a very short inspection and normally costs under $100, in our opinion the best $100 you will ever spend. Let's be safe this winter and plan ahead, and schedule that furnace inspection today.

In the State Of Wisconsin ALL parties living in your household are insured under your personal auto policy, unless they have their own coverage elsewhere. So it is important that an agent knows who resides in your household and if this status would ever change, as an insurance company has the right to charge for this exposure.

You may also give another person not living in your household permission to drive your vehicle under your insurance policy. The only caution here is that if this person has an accident with your vehicle your rates will go up even though you did not have the accident. The other persons driving record will show the accident entry though.

Case in point: We had a client that forgot to tell us her son had moved out, when she did finally tell us her premium went down by $600.00 every six months as her son had a bad driving record.

With the introduction of Senate bill 106 transportation network companies like UBER and LYFT are becoming more and more popular for individuals to become taxi services. All you have to do is down load an app and you are in business to be a public livery business.

Not so fast though as your personal auto policy now EXCLUDES coverage for public livery when a fee is charged. No one realizes that the personal auto policy EXCLUDES transportation for hire.

If you decide to do this to make some extra pocket money, BE SURE you check with your agent as the only way coverage can be afforded currently is to have the vehicle you are using for this business insured under a commercial auto policy.

After you have an accident is NOT a good time to find out you have NO COVERAGE for this EXPOSURE.

The results showed that distraction was a factor in 58 percent of all crashes studied, including 89 percent of road-departure crashes and 76 percent of rear-end crashes.
